Rates

Rates are subject to change without notice. Accommodations  and/or  amenities are also subject to change without notice.  Rates do include cleaning charges, utilities and linen.

No weddings, banquets or commercial activities are not permitted. Any such unauthorized use, illegal activity or disturbance of the peace will result in eviction and forfeiture of all rents and deposits. Subletting of units is strictly prohibited and is considered grounds for eviction.

Reservations/Advance Payment

At the time of booking, a security deposit of $400.00 for each week to confirm your reservation. (Monthly rentals require $750.00 deposit and Spring Break rentals requre a deposit of $500.00)  The deposit is due when your reservation is made.  You will need to make a $400.00 USD non refundable deposit in order to process your final order.  (You can pay by Mastercard, Visa, or Paypal)  This amount is not applied to the final amount due 14 days prior to arrival.

As immediate steps will be made to guarantee your time is held so any change of plans or cancellations may cause us undue expense.  Due to this: please note that once you have made a deposit your time is reserved, this deposit will also be held (non-refundable) if you wish to cancel.   In the event of unforeseen circumstances we recommend you underwrite cancellation insurance in the event you wish to cancel or alter your plans.

The Security deposit is required to confirm reservations. At check-in, the deposit automatically converts to a damage deposit and is NOT applied to rent. Security deposit will be refunded 21 days after departure.

Final Payments

All rental payments are due fourteen (14) days prior to arrival. Please make payment in the form of cash, traveler’s check, money order, cashier’s check,  Visa or MasterCard or Paypal. PERSONAL CHECKS ARE NOT ACCEPTED FOR RENTAL PAYMENTS.

Cancellations Daily/Weekly Stays

NO REFUNDS WILL BE GIVEN FOR EARLY CHECKOUTS, CANCELLATIONS OR EARLY DEPARTURES DUE TO INCLEMENT WEATHER.

A processing fee of 20% will be deducted from all reservation advance payments/deposits. If you must cancel or shorten your stay, sixty (30) days notice prior to arrival must be given to insure a
refund (less 20% processing fee).  If you cancel with less than 30 days notice you may lose your entire deposit depending on whether the house can be rented again during the time period of your stay.

Damage/Loss to property

You will bear any and all responsibility for loss or damage to the property, or anything in or on the property, during your stay.  The costs of which will be deducted from your deposit. We can not bear any of the responsibility for loss, damage or injury to persons or property, while on your stay. These will be the responsibility of the tenant.

The deposit made upfront will automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 21 days of departure, provided the following provisions are met.

a. A $30 fine will be charged for each missing remote
b. A $200 fine will be charged if there is evidence of pets on the premises that have not been authorized prior to arrival
c. A $250 fine will be charged if there is evidence of smoking on the premises.
d. A $50 fine will be charged for unreasonable maintenance requests.
e. A $50 fine will be charged if you lose your keys
f.  A $75 additional fine will be charged you are locked out and require a visit from our housekeeper or a locksmith.

Hurricanes

We will only refund unused days in the event of a MANDATORY evacuation. Cleaning and registration fees are not refundable. No refunds will be given for nights evacuated on MONTHLY Reservations.
Lost Key / Lock Out

There will be a $50.00 charge for any lost key, unreturned key or for any lockout after office hours.

Maximum Occupancy

The maximum number of guests that may stay at the house is 8.  If maximum occupancy is exceeded, you may be required to check out immediately or pay an extra person charge.

Multiple-Night Minimum Stay

During off period we will accept rental for less than the one week period.  There is a minimum rental amount per stay depending on the rental period.  During Holiday periods and times of limited availability, such as peak rental periods, a longer night minimum is required.

Check In / Check Out

Check in time is after 3:00 PM. For those arriving after office hours, arrangements should be made by telephone prior to arrival for key pick up information. Check out time is before 10:00 a.m. Check out procedures include removing all garbage from unit, washing all dishes and returning keys to the rental office. Prior approval from management must be secured for late check-out. Otherwise, an extra day’s rent will be charged. Late check out (after 10:00 a.m.) will result in an additional charge of one days rental.

No Daily Maid Service

While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units whatsoever.

Pet Policy

We know you love your pets, but pets are permitted ONLY with an additional refundable $150.00 pet damage fee. The only exception is for service animals. You must inform us prior to arrival if you intend to bring a pet.  A $200 fine will be charged if there is evidence of pets on the premises that have not been authorized prior to arrival.  We reserve the right to see the dog and/or check the size of the dog or number of dogs.

Age Requirements

The individual making the reservation must be 25 years of age or older and must occupy the rental property the entire term of the reservation. Singles under 25 years of age are prohibited unless accompanied by parent or legal guardian. During Spring Break (March of each year) you can be 18 years of age however for liability purposes there is a large increase in the rental prices.  (See above price list).   Additional restrictions may apply during the spring break vacation period, exceptions can be made with prior approval from the owner, please inquire.

Notice

If you are evicted from the unit which you are renting for failure to abide by the rules you will NOT be entitled to a refund of the rents paid in advance and the deposit and you will be responsible for damages to the unit or condominium property caused by you or your guests.

Loss / Theft

We assume no responsibility for any loss or theft of guest’s personal property or items left behind in units. We also do not assume liability for theft or damage to vehicles or items left in them. There will be a charge to return any items that are left behind.

Long Term Rentals

During non-peak periods such as the winter we may rent the property by the month.  The rent is $1400.00 per month plus utilities (water & electric).

The cleaning fees are $250.00 for a deep cleaning after a long term stay.  Linen is provided for you but no further cleaning or linen or linen exchange will be given for long term stays.  A damage deposit of $750.00 is required.

Smoking

This is a non-smoking house.  If there is evidence of smoking in the house you will be charged a $250.00 Fine minimum house recovery fee for not complying in order to cover the extensive costs of restoring a house to a smoke-free condition.  If there is evidence of damage due to smoking this also will be charged to the guests.
